Set in the Sussex countryside, far away from any traffic in a small rural enclave in the South Downs National Park, close to the village of Henfield. Only 8 miles from Brighton. Separate entrance and parking from main house. Kingsize bed, sofa, large desk and chair, farmhouse kitchen table, fridge, kettle, toaster, microwave with grill. Bathroom with shower. Unique eco sustainable guest house built in 2022 with stunning views over private fields lined with Oak Trees as well as views overlooking a private new pristine 17m swimming pool. The beautiful pool is heated from March 2026. Quiet location, country walks (close to National Park) and a local pub 1 mile away. Modern, new stylish interiors with a cosy wood burner (in Winter months) and a large patio, BBQ and fire pit outside (wood not included). Conveniently located 15 miles to Gatwick Airport.

The Granary, Organic Vineyard stay with Pool.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

Our pod, tucked away near the Downs

Our timber clad garden pod is up-market glamping, with a view to the Downs. Close to Brighton, approached down a farm track, with a walk across fields to the village. On sunny days, open up the folding sliding doors and enjoy a drink on the decking. There is Wifi and there are basic cooking facilities, with a single electric hob, microwave and fridge. (The wood burner pictured is not in use.)

The Hen House

The Hen House is a converted barn standing within its own private plot but using the same driveway as Wyndham Farmhouse, Barn and Stables. The house is well equipped, light and airy with fantastic views to the south downs. It is the perfect base to explore the Sussex countryside with plenty of local attractions. Dogs are welcome and the garden is fenced.

The unique Courtyard Cottage is situated in next to our home, nestled under the beautiful South Downs National Park. It is 10 minutes walk across the field to the picturesque village of Hurstpierpoint. It is only 15 minutes to Brighton and an hour from London. It's the perfect destination, whether you're looking for a countryside, city or seaside retreat!
