The Orangery, Organic Vineyard stay with pool.

The Orangery is a studio space situated at Coes Farm an organic vineyard and orchard making natural wines and ciders and offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room. We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

Coco Lodge at Burnt Barns Farm offers an idyllic place to stay, located in a secluded spot on 180 acres of farmland, woodland and 400m from a spring-fed lake for wild swimming, private, wood fired hot tub and wood-fired sauna ( the sauna is an additional booking from £30. All year round. With its own private garden, you have uninterrupted views of open pasture and distant views to the South Downs. There's a firepit with plenty of logs and a gas bbq for convenience. Dogs are welcome on leads.

Countryside location with hot tub and sauna

We are offering our pool house which consists of sauna, hot tub, kitchen, double shower room, bedroom/living room with separate wc. Beautiful countryside views. This building is located in our garden which is an acre in total. From the garden you have the added bonus of seeing Llamas and wild deer in the adjoining field. We are situated close to the cuckoo line and there are beautiful walks nearby. We do allow dogs but we do ask that they are added to your reservation as we make a charge.

Spa with hot tub and sauna all heated via a log burner for the ultimate retreat break. Guest house in large gardens, king sized bed, small kitchen and en-suite. Many local attractions near Brighton Gatwick Airport and the South Downs! Pull out double sofa bed, works well for smaller family’s. Stunning 25 meter swimming pond, water is crystal clear. Large deck and sun-loungers by the swimming pond. We use the garden too, it’s part of our home but there is plenty of opportunity for privacy.
