It is our family holiday house, so is comfortable and welcoming - a perfect spot for anyone who wants to getaway in a really special home from home! We can often be flexible on check-in and out times to make the most of your time by the sea!

In summer, bask in long golden evenings; in autumn, watch the leaves turn rich shades over the lake. Ideal for couples seeking peace, nature, and comfort.

Coco Lodge at Burnt Barns Farm offers an idyllic place to stay, located in a secluded spot on 180 acres of farmland, woodland and 400m from a spring-fed lake for wild swimming, private, wood fired hot tub and wood-fired sauna ( the sauna is an additional booking from £30. All year round. With its own private garden, you have uninterrupted views of open pasture and distant views to the South Downs. There's a firepit with plenty of logs and a gas bbq for convenience. One of the most peaceful and relaxing places you will ever stay. With underfloor heating and a wood-burning stove you will be cosy whatever the weather.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
