Several footpaths are nearby, leading to pubs, gardens, and a hotel with a new spa. Nearby Horsham offers everything to be expected from a pretty English market town. Brighton is 20 minutes by car. Since the property is in rural Sussex, it is best to have a car at one’s disposal. However, short distances to venues such as Leonardslee and South Lodge can easily be reached on foot or by a 5-minute taxi ride.

Unique Stay in a fabulous converted DOUBLE DECKER BUS! Unwind in the rooftop Hot Tub after a day of wandering the Bluebell Woods, playing Crazy Golf on site, exploring the nearby Ashdown Forest or the local Vineyard for Wine Tasting or enjoying the onsite Ice Cream parlour. The bus boasts a super comfy double bed downstairs and European sized bunks up top! Heating upstairs & Down, as well as heated blankets to keep it nice and cozy in the colder months! The shepherd's hut is located in a private and peaceful spot on our smallholding, on the outskirts of the South Downs National Park. The hut has great amenities and is heated. It has great access to footpaths and local shops and pubs. We are fortunate enough to have some wonderful wildlife here, including deer, birds of prey and woodpeckers. As well as our rare breed sheep and pigs. Issy is a land agent and Geoff is a tree surgeon, so we have a keen interest in nature and the environment.

You will have the whole house and large garden to yourself with ample parking in the drive. Located 35 miles from central London, 10 minutes from Gatwick. Turners Hill village is a 2 min drive away.

The pod has WiFi from Three 4G (somewhat unreliable though from the woods & valley) and integrated bluetooth speakers. * The electric is powered by Solar - NO HAIR DRYERS, STRAIGHTENERS, FANS ETC *

Countryside setting within a convenient location.

Set in lovely countryside, the Stables Flat is a private one bedroom apartment decorated in a modern style. It is part of a stable yard that is no longer in use. Guests and their dogs are welcome to enjoy the paddocks and small patch of woodland that form part of the property. There are lots of circular country walks including dog friendly pubs and the Bolney wine estate and cafe. Being close to the A23 and A272, gives easy access to Brighton, Hickstead, Gatwick and Nymans gardens.

Pine tree woodland retreat

This architect designed self contained studio retreat is surrounded by pine trees and positioned in a secluded side annex to our main family house. The area is surrounded by walking paths and quiet country lanes. It is a newly renovated open-plan space with en-suite shower room and private balcony, tree-top views and direct access to a yoga deck. By arrangement guests may have exclusive use of the heated pool and infra-red sauna which is situated at the rear of the main house.

Semi-detached 2bed, KingstonRidge, Kingston, Lewes

A self-contained 2-bedroom flat , semi-detached to our home with separate access on the idyllic Kingston Ridge . Ideal for walkers, the South Downs way is at the end of the private no-through road, or the County Town of Lewes is a 2 mile walk away (or a ten minute drive). Brighton is 8 miles down the road, with a regular bus service. The apartment is ideal for 4-6 people but has a maximum capacity of 8 (sofa bed). N.B. We have a very friendly dog.

The Granary, Organic Vineyard stay with Pool.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
