You will be in walking distance to downtown, the Wednesday Farmer's Market, Salve, Cliff Walk, Mansions, Easton's Beach, a grocery store, coffee shops, and a pharmacy. We are an owner-occupied multi-generational Newporter (+ 1 dog from Tennessee) home. LGBTQ+ friendly. We know the vegan spots if you need them. All are welcome!

BEACH FRONT Private Entrance with Boat Ramp

Enjoy a getaway at this beachfront, spacious 1-bedrm unit with full bath in Island Park, Portsmouth, RI. The boat ramp is accessed directly along the property for your watercraft, with parking. Walk to local waterfront/view restaurants along Park Ave, BBQ on your private grill, or cook in your fully equipped kitchen. Location is 10 miles to Newport, with its mansions, Tennis Hall of Fame, Cliff Walk, Ocean Drive, and other sights, and 2 miles to historic Bristol & 4 miles to quaint Tiverton.

Barn Sanctuary

Our Barn Sanctuary sits on five acres of land filled with chirping birds, a fire pit, outdoor dining, and room to play. It's two miles from the beaches and walking distance from an ice cream parlor. You can Uber or bus to Down Town Newport, restaurants, Newport Vineyard, Providence or Newport Mansions. Great space for couples, solo adventurers, business travelers, families, and pets. We have two cats and a young Borgi pup. Your host is a photographer and offers portraits too. What a bonus.

We are walking distance to Goddard State Park: with horseback riding, boating, beach, golf, biking, picnics, and trails to run & walk. We are midpoint to Providence, Newport, and Narragansett. Many great restaurants & pubs are within 5 miles or less. We are close to public transportation, kayaking, and nightlife. You’ll love our place because of its' privacy, beautiful natural surroundings, lots of amenities, and the peaceful ambiance. Only 10 minutes from the State Greene Airport.

Quick walk down the street to the East Bay Bike Path and several Bristol bay access areas. 30 minute drive to Newport or Providence. Approximately a 1.5 mile drive/walk to downtown Bristol.

Family uses remainder of home. Your space and entrance is private. Ample on street parking.

3 beds = 1 queen and 2 twins for your group. ONLY a $10 cleaning fee from us! Our spot is PERFECT for attending summer weddings, especially at Newport Vineyards or Glen Manor! Avoid overpriced hotels and come get cozy at K & K's place. Enjoy walks on the BEST beaches (2nd & 3rd, avoiding red seaweed 1st beach). Find some peace and quiet amidst our serene setting, but just a stones throw from bustling Newport (avoid that congestion and the parking nightmare!)

Cozy studio downstairs from our ranch-style home. Includes kitchen (no stove), private bath, coffee setup, free parking, and WiFi. Great for a couple, solo guest, or family with a child. Quiet, safe neighborhood, 10 min from Newport crowd. Beaches nearby: 5 min to Easton Beach, 10 min to Middletown Second Beach. Note: Bathroom has a pump-assisted toilet. It works fine but the flush is a bit noisy. If you’re very sensitive to sound, this may not be ideal.

Quiet and perfect for couples!

Welcome to our Fonzie suite. Our room has a private, locked entrance, that leads to above the garage. The room offers bright colors and ample sunshine, with a "beachy" theme. That's because it's only a five minute walk to Easton's beach and the scenic Cliff Walk to the east. Heading west, it would take about ten minutes to walk to downtown Newport.
