This is the perfect location on the river. North of the busier and more congested section, but not TOO far north. It's an easy 7mile, 15 minute drive to the 521 public boat ramp. It's also a short drive to the Buccees for gasoline. Bring gas cans for your toys, as the only place for gasoline on the water is a long way down river. The boat slip is dredged well and will accommodate a V-drive ski boat. The dock is solid. Inside the house there is plenty of room and seating. Huge sectional that could sleep two teenagers or adults, plus two additional full length sofas that could sleep another two. The bedroom was super cold and comfortable. One of the two a/c units for the main room was not working, and, despite fans, it got hot in there and stayed that way. I would make sure with the owner that it's working before booking again. The back porch is pleasant in the morning, but takes direct sun almost all day after that. If you have an umbrella with a stand, bring it. If you have two, bring the second one for the dock. The hot tub works well and was very relaxing. We used it to cool off during the day, and to unwind in the evening. The owner was quickly responsive to a few texts I sent with questions we had upon arrival. The neighbors on both sides were very nice and friendly. This place is a good choice for most anyone, but it's a GREAT choice for those with boats and/or jet skis. We are water people who spent the entire time on the river and this place was perfect for us.
