We combine the comforts of a plush home with the lush beauty of the Mandovi river delta. Our principle - generosity: the warm giving-ness of the Goan landscape and the fresh openness of a champa flower.
The villa has 3 bedrooms, with bathrooms and verandahs attached. Every room has a unique personality, with eclectic, handpicked furniture, linens and art.
We’ve left the city and the beach and gone inland, deep in the heart of Old Goa. Opening up all our doors and windows to the great outdoors.

Champakali is two homes on a hill by the river in Old Goa.
We combine the comforts of a plush home with the lush beauty of the Mandovi river delta. Our principle is generosity: the warm giving-ness of the Goan landscape and the fresh openness of a champa flower.
We’ve left the city and the beach and gone inland — we’re deep in the heart of Old Goa. In return, we’ve opened up all our doors and windows to the great outdoors. Our bedrooms sometimes feel like tree houses. (With really comfortable beds.)
You won’t see the sea here — but you’ll hear the river, the calls of birds and the rustle of wind through tall teaks. The beach isn’t in walking distance; the Basilica is. Our pool is in a grove of trees. Our big old banyan has a natural seat. Step off the patio: there’s crabgrass to cushion your feet.
Our two villas are called Banyan and Teak. We love them both equally: one’s just closer to the banyan tree. That, and the floors are different.
Each villa has three bedrooms, with bathrooms and verandahs attached. Every room has a unique personality, with eclectic, handpicked furniture, linens and art. (They’re all gorgeous. Trust us. You’ll want to try them all.)
Both homes have beautiful common spaces — patios with easy chairs, courtyards with lily ponds, covered gazebos with fans, and living rooms that open up on three sides — where you can read, paint, contemplate, have a long meal or a leisurely tea, all while enjoying the feeling of being outdoors.
Champakali lives on two acres of farm-orchard land. We’ve landscaped just enough that you can walk around freely, but not so much you feel you’re on a golf course. Think of it as a soft landing into Goa’s lush landscape.
There’s a pool to take the edge off the afternoon heat, with plenty of sun and shade around it for tanners and burners.
Readers are in luck: our little library is eclectic and personal. But good luck figuring out where to sit. There are verandahs and gazebos, couches and deck chairs — even banyan branches — to choose from.
There are no fixed breakfast hours. We’ll serve it early if you want to walk down to the Basilica of Bom Jesus before the heat hits, late if you had a long night.
The coffee is single-origin from the best South Indian plantations. The tea is loose-leaf and diverse. The poi is bought fresh every day from a bakery down the street — it’s better than sliced bread.
If you would like to have lunch or dinner, let us know by the morning of the same day. Our in-house chef will make you a delicious Indian meal.
And if you’d like to mind your own business, our pantry is stocked and open to you at all hours. Wander in for a piece of fruit, a sandwich, a biscuit while your tea’s brewing. Make yourself at home.
Guests can access the entire home, the swimming pool, The lush garden and all other common areas.
