Directly opposite the Royal Residence at Holyroodhouse Palace at the foot of the famous and historic Royal Mile and only a few steps away from the Scottish Parliament Building this beautiful city centre apartment effortlessly fuses modern living with traditional Scottish flair. It is a ground floor apartment making it suitable for wheelchair users and boasts a small private patio area directly outside the front door whilst being surrounded by shared gardens.

Whilst the setting could not be more central the property enjoys a relatively peaceful ambience and is in a perfect position for people watching as the open top tour buses stop right outside the apartment window to point out the Palace to the tourists. You can immerse yourself in the grand atmosphere of the Royal Residence - especially as cannon fire can be heard periodically at Her Majesty's request. Although a car is not essential due to the location of this property the apartment has provision for your own private parking in a secure car park.

A few steps from the residence takes you to the heart of century's of Scottish History as well as an abundance of modern cultural, commercial and social centres. The apartment is ideally situated to walk to Princes Street (10 minute walk), Arthur's Seat (2 minute walk), Easter Road at the top of Leith (5 minute walk), The Royal Mile (less than 1 minute walk), Waverley Train Station (8 minute walk) and many more places of historical interest, not to mention the many great eateries and pubs in the nearby vicinity. The apartment lies in a quiet Crescent just off the Royal Mile which is the ancient route between Castle and Royal Palace. There are views of Holyroodhouse Palace and of the breath taking and infamous Salisbury Crags on Arthur's Seat - an extinct volcano in the heart of Edinburgh.

The apartment has been lovingly and tastefully presented with traditional Scottish elements combining effortless modern living with a new, fully fitted and equipped kitchen, fully tiled bathroom with bath and Mira shower.

The kitchen is fully equipped and modern offering; a Washing Machine, Gas Stove, Electric Oven, Fridge/Freezer, Microwave, Juicer, Steamer and George Foreman Grill. Everything is supplied here whether you want to cook, eat out or order a take away meal from one of dozens of nearby establishments.

The beautiful, bright living room with double aspect windows is comfortably and classically furnished to a high standard which has a distinctly Scottish flavour with Scottish thistles, heather and a comfortable tartan armchair with a Charles Rennie MacIntosh mirror above. You will notice the panorama photograph of Edinburgh on the wall showing the apartment and its fabulous location. There is a comfortable sofa and many small tables dotted about for your convenience. You will also find throws on the sofa which can be used for both comfort and protection of the soft furnishings. There is also optional dining for four people and is thoughtfully equipped with multi channel HDTV, Blu- ray DVD, Apple TV and mobile Broadband. This room houses a large walk-in cupboard in which is a brand new, top of the range, pull- out, optional double bed which folds up and down in a matter of seconds. A selection of books and DVD's and games are also available.

The bedroom is another beautiful room with a shabby chic feel to it with a comfortable brand new double bed and double aspect windows and ample storage. There are many spare towels in one of the wardrobes alongside spare bed linen for both beds; a hairdryer and set of straighteners are also in here for your use.

The apartment would suit many different people (including couples looking for a romantic break, wheelchair users or small groups or families) wanting to make the most of their visit to Edinburgh without lots of travelling in to the town centre. The apartment is within walking distance of bus stops to many areas of Edinburgh including, Leith (for The Royal Yacht Britannia), The Zoo, and Murrayfield, the home of Scotland's Rugby, not to mention the Horse Racing at Musselburgh.

Using the Buses:
For explorations further afield you may need to take a bus (1.60 per adult per journey – please use exact fare, no change given). An all day ticket may be useful (and cheaper than single tickets).
Deals for using the buses can be obtained from the Lothian Buses Office located next to Waverley Rail station. Useful guides, maps and money-off vouchers are always available here.

You can take a bus to Edinburgh Zoo (notable for its Giant Pandas on loan from China) or to Ocean Terminal shopping centre (North, for Debenhams, smaller shops, restaurants and the Royal Yacht Britannia) or to the Gyle Shopping Centre (West, for the large Marks and Spencer Store).

Suggested Walking Tours:
am or pm – allow a morning (or afternoon) to explore the heart of Edinburgh on foot. There are several 'must-do' routes to explore if you're new to Edinburgh, with plenty of opportunities for memorable photos/selfies, viewing architecture, shopping, exercise or just relaxing:

1. Walk along Princes Street for great views of Edinburgh Castle, the Old Town buildings, the iconic Balmoral hotel, Walter Scott Monument, The Art Museum and the Gardens. Plus get a feel for shopping – with Jenner's and Fraser's Department stores located at the East and West End.
Stop along the way for an ice cream (from street vendors of Thornton's shop) or coffee upstairs at Waterstone's Bookstore and take in great views of the Castle and the Caledonian Hotel. Watch Edinburgh's iconic buses or the tram go by as you enjoy a drink or a light nibble and take a convenience break (WC is free).
At the West end, turn left along Lothian road to enjoy more spectacular views of the Castle. Take another left along Castle Terrace and walk further around the road leading up to the Castle and the Royal Mile – the road linking the Castle with Holyrood Palace.
Walk up to the Castle to take in Views over the South and North of Edinburgh. Then walk back down the Royal Mile to see shops (for souvenirs or gifts, such as whisky or clothing), street entertainment (crowded in Festival time – the whole of August each year), the Tron cathedral with its distinctive tower, restaurants, and pubs. Enjoy the varied architecture, including the Bank Hotel. You can find plenty of places for lunch or evening meals along the route.
The Royal mile ends with the Scottish Parliament buildings located a short step across the road from Holyrood Palace – the home of the royal family for many centuries.

2. Having conquered the first route you will have spotted plenty of side-roads deserving further investigation. From the Holyrood Palace/Houses of Parliament you can take a walk to Arthur's seat – the huge extinct volcano that dominates the East of Edinburgh. Take the path up to the Crags to get more views over Edinburgh, but beware, a walk to the top of Arthur's seat is a whole day excursion and requires appropriate walking shoes and clothing (it can be quite cold up there!!).
Alternatively you can walk eastwards along Princes Street from the Balmoral hotel to the foot of Calton Hill. Take the steep flights of steps up the hill for a great reward – incredible views of Princes Street, the 3-spires of the Catholic cathedral in the East end, the New Town, Leith, Ocean Terminal, the Port of Edinburgh and the Forth estuary. In the distance you can see Fife across the sea and watch airplanes on their descent along the estuary into Edinburgh airport in the west. Also explore the Observatory, the clock tower and the folly resembling the temple at the Athens Acropolis.

3. From Calton Hill you may be inspired to explore the New Town. You can walk back along Princes Street, past the fine statue of the Duke of Wellington towards Jenner's department store and take a right turn into St. Andrew Square dominated by a tall column celebrating naval history. Check out Harvey Nichols department store and Louis Vuitton among the high end shops in this locality. The Café Royal bar and restaurant, tucked away between the Bank of Scotland Headquarters and the Apple store (on Princes Street), are worth visiting too.
From St. Andrew Square you can walk along George Street for shopping or you can turn right onto Queen Street to visit the National Portrait Gallery (free entry, WC and nice café). At the west end of George Street you will find Charlotte Square (the venue for the Book Festival in August). Taking any of the North-facing turns from George Street will lead you down the hill to Queen Street and the New Town. Follow these roads further for destinations such as the Botanic Gardens and Fettes College (the huge private school) with impressive architectural features. Along the way you can explore the gentrified districts of The Royal Circus, Stockbridge, Raeburn Place, Comely Bank and Dean Village (near the Modern Art Gallery).

The location of this apartment is nothing short of excellent and a car is not required. It is quite and yet you are only a 2 minute walk from the Royal Mile and the Scottish Parliament, then the whole of Edinburgh and the many tourist attractions are at your fingertips.
