The stunning remodel on this home was completed June of 2017. Enjoy unobstructed ocean views, beautiful sunsets, whale (Seasonal) and turtle watching from this clean modern home. Surf, snorkel, or hunt for shells right in the backyard. This home is ideal for couples or families of 8 or less. Please note that this unit is 1025 SQ. FT. and will not accommodate groups larger than 8 people. We found our ideal vacation spot in beautiful Puamana and we look forward to sharing it with you.

This town home has been remodeled from top to bottom. This home boasts custom cabinetry, faux finished doors, 16 foot folding door, high end finishes in tile and granite, all brand new furniture inside and out, gas BBQ, unobstructed ocean views from the living room, kitchen, lower lanai, upper lanai, master bed and bath. There is excellent surfing, snorkeling, scuba diving, and stand up paddling just outside the backdoor.

This town home is located in the beautiful gated community of Puamana, 1 mile outside of Historic Downtown Lahaina. There are 3 pools, tennis court, badminton court, parking space, full size washer and dryer in unit.
Tax of 14.42% is added to all bookings. NIGHTLY RATE DOES NOT INCLUDE TAXES. (Transient Accommodations and General Excise Taxes of 14.42% are required by the state of HI). This fee is due within 7 days of reservation confirmation and can be requested through Airbnb in the Resolution Center under "Extra Services" ONLY IF THE RESERVATION IS PAID IN FULL AT THE TIME OF BOOKING. If the traveler opts to pay in installments, I cannot request the funds through Airbnb and the taxes must paid directly to the owner by check (preferred method) or by credit card.
All guests are required to pay a Resort/parking fee of $10 per day+tax(4.167%) for 1 car. This fee is mandatory and is charged by the development of Puamana.

cars the charge is $20+tax per day (paid to Puamana when you register your vehicle/s), daily maid service, excessive cleaning upon departure (ie. Upholstery shampooing etc.) or Hawaii State and Transient Accommodation Tax, (currently 14.42%), or Housekeeping services upon departure ($255). Cars/Parking: You must register your vehicle upon arrival at The Puamana Main Office, located inside the clubhouse. Office hours are Mon-Fri 8am-5pm. If you arrive outside office hours, you must return to the office by the end of the next business day or you may be subject to a fine. There is one designated parking space adjacent to the unit in the covered carport marked space #. Please do not park in any other covered car port space. Additional parking is available on a first come first serve basis in any uncovered/unmarked parking spaces on site. ALL VEHICLES MUST BE REGISTERED AT THE PUAMANA OFFICE. Guests: Use of the property is for the occupants listed above. *Please note that Puamana quiet hours are from 10pm to 8am. This property is in a quiet, peaceful, residential, neighborhood. We kindly ask that you and your children please respect the neighbor’s privacy, peace, and quiet. Guests agree to abide by ALL rules & regulations of Puamana including NO WALKING THROUGH THE NAUPAKA BUSHES BLOCKED BY YELLOW CHAIN to get to the ocean. (Beach access is through the gate at the end of building 272 (out our front door to the right) as well as in front of buildings 128, 216, 9and the clubhouse). Maintaining the integrity of our eroding shoreline is paramount to all the owners. We ask that you consider using sunscreen that is oxybenzone free or “reef safe”. One single drop of oxybenzone can damage the reef. Please also be aware that stepping on the coral severely damages it and can also be dangerous, as it is quite sharp. ***Please rinse all surfboards, paddle boards, snorkel equipment, water shoes etc. thoroughly with fresh water immediately after use.*** Please adhere to stop signs and 10MPH speed limit, parking, pool use hours, and respectfully use all common areas. USE CAUTION, CHILDREN MUST BE SUPERVISED-Tenant acknowledges that no lifeguard service is available, and caution must be exercised always. By signing this agreement, tenant accepts all responsibility with respect to any accident or injury involving the pools or ocean. Tenant acknowledges that the pools and ocean can present an unsafe environment for children or other non-swimmers. Tenant must exercise caution and respect for Water, waves, reef, and wildlife. Use of the pool area, public shoreline, and ocean is solely up to the discretion of tenant and tenant invitees. Pool hours must be observed or you will be fined. Puamana security will cite you if attempt to use the pools after hours. The Ocean Pool is considered a “quiet Pool” Hours 7am-10pm, Dolphin Pool: 8am-8pm, Mountain Pool: 8am-8pm. _____ (Initial Here):
Damages/Repairs: *Please notify us immediately of any damages to the home; either damages you discover upon arrival or that occur during your stay* I am not going to charge for minor damages or insignificant broken objects. By
alerting me at once to issues such as these, it allows me to fix them in a timely manner so that the next guest doesn’t arrive to find such issues. Owner/manager/handy man reserve the right to enter the unit to inspect, make repairs, or provide supplies. This right will not be abused and owner will make every effort to give the tenant 24 hours’ notice. Appliances, television, and BBQ are not guaranteed and refunds will not be given due to breakdown. Repairs shall be made as quickly as possible and with as little inconvenience to the tenant as possible. NO SMOKING: ***This is a strictly ‘NO SMOKING” rental. No smoking is allowed inside or around the home.*** ______(Initial Here)Trash: *Please always close the drawer to the kitchen garbage can when not in use. Remove trash to can outside when full. Provided Supplies: A starter pack of toilet tissue, paper towels, coffee filters, and shower soaps (dish, laundry. Hand) will be provided. Unlike a hotel, we do not replenish these supplies and you are responsible for your own supplies during your stay. Air conditioners and fans: Guests agree NOT to run fans or air conditioners when not occupying the premises or with windows or doors open. DO NOT SET THE UNIT TO 68 OR LOWER IT WILL FREEZE AND BREAK THE UNIT. The wall unit in the downstairs bedroom and living room will cool off those rooms almost instantaneously and the AC in the upstairs rooms will cool those rooms off very quickly. Owner agrees to pay 45 KWH/Day of electricity used by guests (approximately a third more than average). Guest will pay any overage, so do not run AC/fans when not in the unit and be sure to turn off all lights when you leave a room. _________(Initial Here) Loss/Theft: Tenant acknowledges that the home should be locked whenever tenant is away from house. All windows and doors should be locked at night. The owner us not responsible for any loss of guest’s property as a result of theft or damage caused by unauthorized entry to the house. Cancellation and Refunds: Cancellations made 60 days or more prior to arrival date will be refunded in full. Cancellations made less than 60 days prior to arrival date will not be refunded unless we are able to re-rent the property. All confirmed reservations of 14 days or less are subject to a $300 cancellation penalty. For reservations of 14 days or more, the cancellation penalty is $1,000. All payments are non-refundable after final payment, unless we can re-rent the unit for the same dates. Guests are encouraged to purchase travel insurance. If the home becomes unavailable due to irreparable damage by an ‘act of God’, a refund will be issued. All refunds are made less the cost of bank credit card fees (non-refundable). Guest understands that owner will make reasonable attempts to re-rent upon guest’s cancellation. This reservation may be cancelled by the owner in the event of military or government actions including warnings, violations, cease and desist orders. Tenant(s) understand that entering and swimming in the pool and ocean can be hazardous under any conditions and may cause serious bodily injury and sometimes death.Assignability: This agreement is NOT assignable by tenant(s) nor may tenant(s) sublease the premises. Any assignment or sublease created by Tenant(s) is void and null and Tenant(s) agree to indemnify Gallagher Inc. for any assignment or sublease of this agreement by Tenant(s). Venue: Any controversy or claim arising out of or relating to this contract, or the breach thereof, shall be subject to the exclusive jurisdiction of the Second Judicial Circuit/District Court, located in Maui, Hawaii. Arbitration: Any controversy or claim arising out of or relating to this contract, or the breach thereof, shall be settled by binding arbitration and judgment on the award rendered by the arbitrator(s) shall be entered in Second Judicial Circuit/District Court located in Maui, Hawaii. Severability Clause: Should any part of this Agreement be rendered or declared invalid by a court of competent jurisdiction of the State of Hawaii, such invalidation of such part or portion of this Agreement should not invalidate the remaining portions thereof, and they shall remain in full force and effect. It is further agreed that if part of the Agreement is determined invalid, either party may open negotiations solely with respect to a substitute for such Article, Section, or portion, within two (2) weeks after a ruling has been made.
