It is sad and disappointing that arranging for arrival in the middle of the night is now held against me. My analysis below was confirmed by AirBnB whom I contacted for clearing the case. In details:
1/ late check in. AirBnB is for renting flats, booking hotels. It is the guest responsibility to ensure he arrives at a decent time, and on agreed time. Although I accommodated for check in up until midnight, Alekseï met neither of these criteria.
Also, if you cannot arrive at appointment time, pls contact me by telephone so that we can rearrange (at a decent time)
2/ check out. typically between 10 to 12am, but if I can, I will let guests stay later.
3/ cleaning fee. flat is provided clean and should be returned so, in which case no charge applies. again , this was negotiated well before arrival.
4/ cash payment. this was not even discussed, as it was obvious for practical reasons
