Signed Rental Agreement required. Details house rules, cancellation policy, etc. Below are descriptions of parts of the contract. We want out guests to enjoy themselves but we also want to respect our neighbors.
ATTITUDE: Folks, just a gentle reminder: you’re renting a private home. We do our best to keep everything in tip top working condition but stuff happens! Light bulbs go out, remotes run out of batteries, etc. We don’t have people readily available to fix every small issue at a moment’s notice. If you’re someone who requires immediate response to every small issue (and you know who you are) we want you to stay at a hotel so you can reach out to the front desk clerk about everything that is not right. Incessant complaints will not qualify you for monetary compensation and by signing below you agree to this. A good attitude will go a long way to help us remedy any situation that we can fix and we will work with you to fix any issue that may arise during your stay. We are highly responsive and care very much about our home. Renting a home is for the more adventurous people who roll with the punches, hang out with friends and family, and have fun in everything they do...that's the kind of guests we love and 90% of our guests come back every year, in fact we reward great attitudes with deep discounts on future visits.
DAMAGES: A refundable $250 security deposit will be required in advance of your stay, which will protect the Owner against theft from or damage to the property hereinafter referred to as “damages”. Deposit may be applied by the Owner to correct damages and such act shall not prevent the owner from claiming monies in excess of the deposit for correction of damages. Traveler agrees to provide the Owner with forwarding address prior to commencement of lease. Traveler agrees to properly use and operate all furnishings, including electrical and gas appliances, plumbing fixtures, electronic home entertainment property, fireplaces, heaters, and all other items of whatsoever kind or nature provided during the term. Traveler also agrees to leave the home so that no extraordinary house keeping will be required after departure. Traveler understands their responsibility as occupant and accepts financial burden for any damages to the property caused by the Traveler or their invitee. By signing below, Traveler agrees to pay replacement value for any items that are damages or lost to theft during their stay, or for extra cleaning required.
MAINTENANCE & REFUNDS: The Owner makes every effort to assure that appliances/devices in the home are in operational condition, and ask you to report any problems as soon as they are discovered. The owner will make every effort to correct the problem: however, at times we must wait for parts or outside service. Refunds cannot be made for inconvenience due to failure of appliance/devices.
HOT TUB: There are two hot tubs, one is a community pool and hot tub available just down the street (open all year round, see pictures on the site). The second is inside the unit at the ground level. For the inside hot tub, individuals under the age of 18 are not permitted in the hot tub without adult supervision. Children under the age of 10 are not allowed in the hot tub even with adult supervision. The nature of hot tubs is that they do require maintenance from time to time. A premium is not charged for the hot tub in the nightly rate and therefore a credit can not be issued. We do make every effort to keep the hot tub in clean and good repair. The hot tub is professionally cleaned and maintained. If you have issues with the hot tub please report them to us. The hot tub repair and cleaning company is only open weekdays from 9-5. If something is wrong we will do our best to get it repaired during those times. The hot tub should be on when you arrive and should be kept on to avoid clouding of the water. If the tub is off for any reason (loss of power, etc) please turn the tub on as soon as you arrive. The tub heats at about 6 degrees per hour so it will take 6-8 hours to warm up. It warms to approximately 101 degrees.
USE OF FIREPLACE: Traveler understands that the use of the fireplace is at the Traveler’s own risk. Please use utmost precaution when in operation. Use only commercial wax logs (such as Duraflame or Pine Mountain) and never uses gasoline, kerosene, or other type of fuel to start a fire. Close fireplace screens to prevent embers from igniting nearby combustible materials. Stack logs carefully to prevent them from rolling out of the fireplace. Always use a covered metal container to remove ashes/embers and immediately take it outside away from the building. Don’t go to bed or leave the premises with a fire burning in the fireplace. Traveler is fully responsible for any loss, damage or casualty that arises from the negligent or misuse of the fireplace by the Traveler. Fireplaces can be a source of fire danger, and air pollution. Smoke is especially harmful for adults and children with asthma or other respiratory diseases, or heart problems. Wood smoke contains dust, soot, and cancer-causing chemicals. Don’t burn trash. Burning trash can cause toxic chemicals to go into the air, and into your lungs. Don’t burn any of these: plastics, chemicals, wrapping paper, magazines, or any coated papers (including newspaper inserts, junk mail, etc.)
A/C: There is no A/C at the townhouse. It’s Lake Tahoe! At most we get a few truly hot days each summer. By the time the sun goes down it gets quite cool outside. Open up some windows and let the fresh air in. You’ll cool the house down in no time. Just be sure to close all the windows again before you leave. We also have several room fans available throughout the house if you need to cool the house down further.
