Located between the Catskill and Shawangunk Mountains, Blackberry Barn's unique architecture features a beautifully preserved turn-of-the-century barn renovated into lofted living and sleeping spaces.
The Barn is minutes from Mohonk Preserve and Minnewaska State Park, and a quick drive from New Paltz, Rosendale, High Falls, Woodstock, and Stone Ridge.
This beautiful area offers access to excellent outdoor activities and has many great restaurants, galleries, and shopping. The Gunks feature some of the best rock climbing in the country.
Blackberry Barn sleeps six, and is available year-round at reasonable rates.
Dogs welcome for additional fee of $25 per night.

Please note that the barn is a rustic space. If you are looking for a polished rental with stainless steel appliances this probably isn't the right place for you. The barn is purposely low tech. We have a huge VHS collection, an original Atari console, and large record collection. There is no cable, no internet. We have hundreds of books. Salvaged stain glass windows are installed inside throughout. The interior is eclectic, unique and wonderful. But it isn't for everyone and we want to be honest about that!

Guests have access to the full barn, the 7 acres and the pond, complete with canoe. The back field is shared with our neighbors horses, but guests have use of the field from 8am to 8pm daily. The horses graze and roam in the evenings.

We are easily available by cell and email throughout your stay. We also have a local artist who lives a mile away who helps us with the property. He is available anytime to help with anything that might come up!

We like to advise guests that the barn has soft water. It is perfectly safe but can have a sulphur smell. Guests are advised to bring bottled water.
The barn is purposely low tech! We don't have cable, or internet. We only have VHS and records. We know this doesn't work for some folks, but for us, it makes going to the barn a real getaway. We hope you feel the same way!

Games and Activities
Games are located in the bottom shelf of the sideboard in the dining room area. Enjoy! VHS Movies are in the second floor bookcase. Please use VCR re-winder to rewind all movies after use. DO NOT REWIND IN THE VCR itself.
Books and magazines are scattered throughout for your enjoyment. We welcome you to take a book, and ask that you leave a book of comparable value, condition and age in its place.
Pamphlets on area activities, as well as instructions for use of the canoe have been provided in a wooden box on top of the sideboard.
We have a huge record collection. Enjoy! We only ask that you return the records to their sleeves after use.
In order to use the fireplace, first open the flue by pushing up on a handle located in the center area of the chimney.
After use of the fireplace, close the flue to avoid loss of heat. To close the flue, push the handle towards you and down.
We provide guests with a hearty armful of wood as part of the cost of your stay, and is located by the fireplace and/or by the front door. If you find that you need more wood, extra wood is available outside in the woodshed (located left of barn when exiting premises). We do request that guests leave $5 per extra armful of wood that is used.
Linens and Towels
We ask guests to provide their own linens and towels. If you have made arrangements with us to provide you with linens and towels, please place all used linens and towels in the laundry basket in bathroom when leaving.
The pond is fully stocked with fish, so feel free to bring your fishing poles and bait! If you use the canoe, make sure everyone in the canoe wears a life preserver (located in hall closet on 1st floor). Please return the canoe to where you found it after use. The pond is swimmable! It definitely has lots of pond scum and lilypads, but for those not afraid of freshwater gunk, the water is clean.
We do have soft water at the Barn, and while it is completely safe to drink, does not taste great. Because of this, we recommend that guests bring bottled water with them to drink. For all other uses, our water is absolutely great.
Please remember that this is a barn, and crumbs and sticky counters can invite unwanted visitors. Please make sure to keep all food in Tupperware containers or in the refrigerator, and to wipe down counters after use. Guests should bring tupperware, ziploc baggies etc.
The stove burners are sometimes finicky. If they do not light on their own, please light with the lighters or matchboxes provided. Extra matchboxes are located in wooden box on top of the mantel place in living room.
Please feel free to use any spices, oil, condiments, milk, orange juice etc. that has been provided or left in the fridge by other guests. Please feel free to leave condiments and other stock items for other guest use if they are not immediately perishable. Please dispose of all cooked leftovers.
Cleaning supplies, dish washing detergent and garbage bags are located under the sink.
There is no trash removal service in this area. GUESTS ARE RESPONSIBLE FOR REMOVING THEIR TRASH FROM THE PREMISES UPON LEAVING.. Should hauling your trash be too much of a hassle, please arrange with us beforehand, and for a minimal surcharge we will arrange for trash removal. For intermediate storage, trash bins are located on side of Barn close to the main road.
PLEASE RECYCLE! There are recycling bins in the kitchen. If you are able to remove your recycling yourself, please do. Otherwise, we'll take care of it!
We also compost! If you wish to compost during your stay at Blackberry Barn, our compost pile is located to the left and rear of the big maple tree in the tall grass. PLEASE ONLY COMPOST VEGETABLE SCRAPS, EGG SHELLS, TEA LEAVES AND COFFEE GRINDS. DO NOT COMPOST MEAT PRODUCTS OR COOKED LEFTOVERS.
INDEMNIFICATION: Blackberry Barn is not responsible for any damages, stolen items, personal accidents, etc. that might occur to you, your visitors or your belongings while you are a guest at the Blackberry Barn. While guests and their visitors are welcomed to use the Blackberry Barn's swimming pond and other parts of Blackberry Barn property, Blackberry Barn will accept no liability for any accidents or incidents that result from use of the swimming pond and any other part of Blackberry Barn property. As pictures provided on our website and/or the posting indicate, the barn has an open layout with lofted spaces, and is NOT child-proofed. Because of this, rental of the Blackberry Barn is not recommended for families with young children. Blackberry Barn will not accept any liability for injury to children during their stay or visit to Blackberry Barn. Blackberry Barn reserves the right to cancel your reservation any time due to unforeseen circumstances or "acts of God." Your stay at Blackberry Barn may also be terminated due to inappropriate or unlawful behavior that violates New York Law and/or the protocols established by The Owners. In this event, you will not receive a refund. Use of Blackberry Barn is conditioned on guest agreement to hold harmless and indemnify Blackberry Barn, and its owners and employees from and against any claim arising from or in any way related to use of Blackberry Barn, including any liability or expense arising from all claims, losses, damages (actual and consequential), suits, judgments, litigation costs and attorneys' fees, of every kind and nature.
