The private gate takes you directly onto the South Downs. Close to the beach and city, Chichester, Portsmouth, Goodwood, Cowdray and Witterings beaches are close by while the train takes you to Waterloo in an hour. Ripsley is a place to get away from it all. Great for cyclists, walkers, couples and families. There are garden games, a tree swing, tree house, firepit and football to enjoy while the pool and tennis court are available from late May until the end Sept/early Oct, Mon- Sat 9am - 1 pm.

Award winning architecture in a National Park

Wakeham is a minimalist house in a classical shell. It won the Country Life 'House of the Year' award. It is in the middle of our farm, with woods, valleys & a river, and stunning views of the South Downs. Its pool (closed from 10 Nov to 14 April) is 12ft deep and has 3m and 1m springboards . In winter there remain log fires, a tennis court, a brilliant sandpit, and access to lots of country walks. Great for short stays but also as a base for a few months for house-hunting newcomers. The train station is only a 7 minute walk away and a 2 minute walk from a bus stop. We are on the edge of the South Downs National Park with some stunning walks from the house.

The Pool House (for 2 Adults & 2 Children)

This unique, Architect designed self contained building, has a style all of its own. With an open plan kitchenette and island unit, including an oven, microwave, hob and fridge freezer, you can dine in or go out to the Market Town of Petersfield. The lounge area has a 72" TV with a full sky package and spare HDMI leads. There is a walk in shower wet room and a separate cloakroom. The bedroom is cosy, with a king size bed. There is a separate area with bunkbeds, for smaller children.

Our beautiful converted Granary is just across the courtyard from our farm house and is totally self contained. It is a huge open plan room with exposed beams, wooden floor, rugs, an extremely comfortable sofa bed, a mezzanine with two single mattresses suitable for agile extra guests, a kitchenette and a lovely shower room. There is an enormous bookcase which guests are welcome to borrow from during their stay and a equally large flat screen TV with Sky, Netflix etc

This rustic cottage sits at the foot of the South Downs, hike up 20 minutes and you are on top of the World! The cottage is simple, but spacious with stunning views surrounding this tranquil West Sussex rural village. Easy access to Midhurst and within walking distance to The Blue Bell Inn. An array of alternative pubs can be found within an easy drive, alternatively have a night in and play boardgames by the wood burning stove. Dogs are absolutely welcome!

Stunning Cabin with incredible views near Goodwood

The Cabin replaced our old tumbledown sheds. It is completely separate from the main dwelling and has far reaching views to the South Downs. There is one Super King bed in the main area (which can be separated into two single beds) and in the mezzanine, there are two single beds which can be pushed together to become a double. Goodwood (Racing), Midhurst (Polo), Chichester (theatre), South Downs Way (walking / mountain biking) are all within easy reach.
