E' circondato da un parco di 6 ettari con un uliveto di 300 piante. Si trova a Sarteano, nel paese, un antico borgo medioevale con un castello da sogno, conosciuto per il Festival della Musica e del Jazz che si svolge alla fine dell'estate. Il rustico si trova a 4 km da Castell'Azzara, immerso nel verde di un oliveta composta da 38 ulivi e alberi da frutto e circondato da terreni boschivi e pascoli di proprietà, si affaccia sulla valle offrendo una vista mozzafiato a 180° partendo a nord con la Fortezza di Radicofani fino a scendere verso ovest per perdersi all'orizzonte tra i Monti Sibillini. Distante 300 mt dalla strada provinciale è raggiungibile da una strada bianca.
